The benefit to you as a landlord is the flexibility a short let allows:

The ability to capitalise on the potential income from your property where it is a secondary home and you are not requiring to reside in it for portions of the year.
If you are planning a holiday, it allows you to have an income while away.
Security in having your home occupied while away.
In the event you are unsure of prospective plans, by letting your property for a short period, it enables you to formalise your future.
However, there are certain requirements you have to meet as a landlord before your property can be short let:
The property must be fully furnished and full equipped ie: all kitchenware, linen and laundry.
By law you have to provide a Landlord’s Gas Safety Certificate and Landlord’s Electrical Safety Certificate. Both of these ensure that your utilities are in safe working order. (TOWN OR VILLAGE is able to advise on local tradespersons)
You are required to verify that all the soft furnishings in your property comply with the Regulations for Fire and Safety.
 
There are some initial costs in setting you property up for a short let.
Your property must be fully equipped, for example with kitchenware, crockery, linen, laundry etc.
You will need to pay for an inventory prior to letting. This gives both parties the security of establishing any damages.(This cost may be offset by the rental).
You will need to pay for the cost of a professional clean at the commencement of the let. This ensures that the property is in good order at the commencement of the Tenancy and assists with establishing if there are any damages.
These are all one-off costs which are subsequently covered by the deposit paid by all incoming tenants.
You may incur some costs for the utilities as they are not specifically covered by the tenant as they are included in the rent..
? A further cost is the Agent’s commission and tenancy agreement fee, both of which are one-off costs at the commencement of each let.
 
Within the commission payable, TOWN OR VILLAGE offers a total management service that incorporates:
Responsibility for the every day running and maintenance associated with your property during the rental period. TOWN OR VILLAGE will provide a 24hr emergency phone service.
Checking the tenants in and ensuring that they are provided with any assistance required during their stay..
Advising the tenants if there are any additional requirements such as local transportation and tourist information.
