The property must

Both of these ensure that your utilities are in safe working order.

You are required to verify that
all the soft furnishings in your property comply with the Regulations
for Fire and Safety.
There are some initial costs in setting
you property up for a short let.
Your property must be fully equipped,
for example with kitchenware, crockery, linen, laundry etc.
You will need to pay for an inventory prior
to letting. This gives both parties the security of establishing
any damages.(This cost may be offset by the rental).
You will need to pay for the cost
of a professional clean at the commencement of the let. This ensures
that the property is in good order at the commencement of the Tenancy
and assists with establishing if there are any damages.
These are all one-off costs which are subsequently
covered by the deposit paid by all incoming tenants.
You may incur some costs for the
utilities as they are not specifically covered by the tenant as
they are included in the rent..
? A further cost is the Agent’s
commission and tenancy agreement fee, both of which are one-off
costs at the commencement of each let.
